Duplex vs single family home

What is the better investment: a duplex or a single family home? The answer depends on the investor, both have their benefits and drawbacks.

A duplex can be a tremendous investment for a buy and hold and can cash flow that much better than a single family home as you have two units instead of just one.

A duplex obviously has two sides, so you are not completely out of luck if one side is empty like you would be if your single family home was empty.

Single family homes can be tremendous investments and can make much more sense than a duplex in certain neighborhoods. Single family homes are usually easier to flip as you are not limiting yourself to investors when selling.

The bottom line is as an investor you need to have a strategy and plan before buying the duplex vs single family home on the corner.

Both can be very profitable, but you must do your research prior to throwing your money in the pot.

If you are primarily looking to buy and hold, I would suggest duplex and multi family units, however they can cost a lot more than a single family home.

An individual can also make quite a bit of money on single family homes and usually can do so without making a huge initial investment.

Both have their benefits and drawbacks, just be certain to do your research before making a purchase.
