  5. Find a real estate agent that will submit low offers often

  7. Network with other investors/investing groups
  8. Submit bids on HUD and REO properties
  9. Ask banks for list of re-possessed properties
  10. Find probate attorneys in your town and network with them
  11. Familiarize yourself with websites like hubzu, and
  12. Visit your courthouse’s clerk office and look through list of foreclosed homes
  13. Look on Craig’s list for properties for sale by owner
