Why Rehab Estimates Matter
Your rehab budget is one of the biggest variables in any flip or BRRRR deal. It directly impacts your maximum offer price, your projected profit, and your timeline. Getting this number right — before you buy — is what separates profitable investors from those who lose money.
The Per-Square-Foot Method
For quick estimates, use a per-square-foot approach based on rehab level. Light cosmetic updates (paint, flooring, fixtures) typically cost $15-25 per square foot. Moderate rehabs (kitchen and bathroom upgrades, some mechanical work) run $25-40. Full gut renovations with structural work can cost $40-75 or more. Your local market will affect these numbers.
The Line-Item Method
For more accurate estimates, break the rehab into individual items: roof, HVAC, plumbing, electrical, kitchen cabinets, countertops, flooring by room, paint, landscaping, and so on. Get contractor bids for each line item. This takes more time but gives you a much tighter budget.
Always Add a Contingency Buffer
No matter how carefully you estimate, surprises happen — hidden water damage, outdated wiring, foundation issues. Always add a 10-15% contingency buffer to your total estimate. Experienced investors budget for the unexpected because it always shows up eventually.
Build Your Cost Database
Keep a running spreadsheet of actual costs from every project. Track what you paid for roofing, per-square-foot flooring, kitchen remodels, and every other category. Over time, this becomes your personal pricing guide that makes future estimates faster and more accurate.
Get Multiple Contractor Bids
Never rely on a single contractor estimate. Get at least three bids for major work items. This gives you a realistic price range and leverage for negotiation. It also helps you identify contractors who are overcharging or underbidding (which often leads to corner-cutting).
Walk Properties with Experienced Eyes
The more properties you walk, the better your estimates become. Train yourself to spot the expensive items quickly: roof condition, foundation cracks, water stains, electrical panel age, HVAC condition, and plumbing materials. These big-ticket items are where most budgets blow up.
